How to build a 2027 office plant budget
If you manage a property, an office, or a facilities line item, the next few weeks are when 2027 numbers get drafted. Here is how to put plants in the budget once — and stop revisiting a dead lobby in March.
Why this is a Q4 conversation
Every October, property managers and office managers across Metro Atlanta start building next year's operating budget. Plants rarely get their own line — they ride inside "common area" or "office supplies," which is how a building ends up with a beautiful lobby in January and a neglected one by summer. A plant program is one of the cheapest ways to change how a space reads every single day. It deserves four honest line items, not a rounding error.
The four line items a plant budget needs
1. Design and installation — one-time
The walkthrough, the plan, the install day. On a fixed-scope package this is a single known number — our Office Plant Packages run a one-time $999 installation. On custom work it scales with the space.
2. Plants and containers — one-time, or nothing
If you buy, this is the capital line: plants plus premium planters, priced item by item. If you lease, this line disappears — plants and containers are inside the monthly rate.
3. The care program — recurring
Scheduled visits that cover watering, pruning, feeding, cleaning, and pest monitoring. This is the line that decides whether month six looks like install day. Care programs start at $500 per month, roughly $250 per visit; most properties run $500 to $2,000+ per month depending on square footage, plant count, and visit frequency.
4. Replacement and refresh — recurring, often forgotten
Plants decline; light lies. With a guaranteed program, replacement is inside the monthly rate and this line is zero. Without one, it is an unbudgeted purchase order every time a lobby tree gives up. Seasonal rotation — poinsettias in December, fresh color in spring — belongs here too.
Lease versus buy, in budget language
A lease turns the whole thing into one predictable operating line — nothing to capitalize, nothing to depreciate, replacements included. Buying splits it: a capital purchase up front, then a smaller monthly care line. Most of our clients across 50+ Metro Atlanta commercial properties choose the lease for exactly that simplicity, but every proposal we write prices both paths side by side. The full comparison — including tax treatment — is in plant leasing vs. buying.
How to size the number
Walk the space and count zones, not square feet. A lobby statement tree, a run of open-office foliage, and three executive suites are three different specs with three different care loads. Spec to the light each zone actually has — a plant matched to its light holds for years, and a mismatched one is a replacement cost you already agreed to pay. If you want a fixed starting point, the Office Plant Packages price 12 plants at $499 a month or 20 at $749, installation included, on a 12-month lease.
